Helpful Tips for Tenant Residents

Hi there! I’m Jennifer, a Broker at Blue Mountain Realty Group. If you’ve found this blog, you’re probably thinking about moving into a new rental property. This post will provide some helpful tips to speed up your rental application process and help you secure the perfect place to call home.

In today’s competitive rental market, where affordable and high-quality homes go quickly, it’s important to position yourself as a strong applicant. The better prepared you are, the more likely you’ll stand out to landlords and property managers.

Here Are a Few Tips to Help You When Applying for New Rental:

  1. Set  Alerts  on  Zillow  and  Property  Management  Websites

Enable notifications for new listings on Zillow, Rents.com, and property management websites. This ensures you’re one of the first to see new rental opportunities.

–−  Visit our website, www.bluemountainrealtygroup.com, where we often post new listings before they’re syndicated to third-party platforms.

  1. Apply  Directly  and  Communicate  Quickly

When possible, apply directly through the property manager’s website. Reach out to the property manager as soon as you submit your application. Direct communication allows you to ask specific questions and demonstrate your interest in the property.

  1. Tour  the  Property  (If  You  Can)

Seeing a rental in person helps ensure it fits your needs. If you're relocating and

can’t visit, ask the property manager if virtual or video tours are available.

  1. Understand  Application  Requirements

Most listings include rental criteria—take time to review this before applying. Requirements often include:

  • Minimum income thresholds

  • Credit score benchmarks

  • Background and eviction checks

  • Rental history

If you know you might not meet one of the requirements, it’s a good idea to

contact the property manager before applying to discuss your situation.

  1. Be  Ready  to  Move  Quickly

Landlords prefer to minimize vacancy time. If a property is available now, being ready to move within two weeks can strengthen your application.

  1. Check  the  Pet  Policy

More than half of renters have pets, but not all landlords accept them. Some allow only certain types or breeds. Be sure to review the property’s pet policy and gather any necessary records (e.g., vaccination records).

˙•·.  Note: Emotional Support Animals (ESA) and Service Animals are always accepted with proper documentation.

  1. All  Applicants  Should  Apply  Together

If you're applying with a spouse, partner, or roommate, all adults over the age of 18 should apply at the same time. Delays in submitting applications can hold up or even prevent approval.

  1. Verify  Income  Early

Most landlords require proof of income—typically your two most recent pay stubs. If your income includes tips or fluctuates, speak with the property manager about acceptable alternatives such as bank statements or tax returns.

  1. Start  Saving  Early

Moving is expensive. Between the first month’s rent, security deposits, and possible utility setup costs, the upfront expenses add up quickly. Start saving as soon as you begin your rental search to reduce stress and stay ready when you find the right place.

We hope these tips help you feel confident and prepared as you search for your next rental home!
